I have seen this book in the Washington County Historical Society. Yes, you do need to be careful, but if you have an idea of your ancestry, there is a lot of information and some documentation. I found it to be a wonderful resource. It was a paperback version and was not holding up too well the last time that I saw it...about five years ago.
