Deed of Assignment

Would anyone be able to provide an explanation of deed of assignment probate documents?

I have some documents that are identified as deed of assignment and apparently related to sale of real estate in Columbiana County, Ohio in 1893.

One has a lawyer listed and says he is "Assignee in trust for benefit of condition of Emanuel Pike" vs "Emanuel Pike, Rebecca Jane Pike his wife and Theopholis G. Rogers"

They talk about notice of sale, sale ordered, and final sale.

Googling seems to indicate that 'deed of assignment' is related to an action taken to avoid bankruptcy. Would this be accurate and also apply in 1893, the time of these events?

Would anyone be able to provide further explanation or information on the 'deed of assignment' process?
